Hyderabad: Telangana government is giving utmost importance to infrastructure, and more focus is needed on construction and real estate sectors, says Gummi Ram Reddy, national vice president of Confederation of Real Estate Developers’ Associations of India (CREDAI) and Chairman & Managing Director of Hyderabad-based Ark Group.

Talking to Bizz Buzz, he suggested the new government to create a vision document with the involvement of all stakeholders in the State. “There must be interaction between the heads of the industry bodies and the government officials to brainstorm on the vision document for the next 10-20 years. This will help the government to take appropriate decisions for inclusive growth,” he said.

Ram Reddy further said, “In the interest of the construction and real estate sectors, we have been urging the government to conduct workshops regularly. During such meetings, the government officials will come to know about the pain points of the realtors. The developers will also understand the long term vision and they shall support the government in taking it forward.”

Suggesting the measures to boost the real estate growth in Hyderabad, he said: “A positive business environment must be created in the State. Ease of doing business is a must, and all the procedures for getting permissions must be simplified. It is known that the approvals for high-rise buildings have been halted for some time. The government must make faster decisions for the development

of the city.”

Quicker actions are expected from the State government on much-awaited issues like disposal of Dharani applications and lack of connecting roads. The grid road works are long pending on either side of the 158-km Outer Ring Road (ORR) growth corridors. As per the master plan, there must be 100-feet grid roads connected to the service roads to ease traffic flow. However, they were not

built till date.

If these grid roads are available at the ORR growth corridors, it would allow decentralised development of the city. Not only West Hyderabad, but other parts will also witness the real estate boom. Land is still available at a cost of Rs 4-6 crore per acre in areas like Kongara and Adibhatla. People will love to stay here because of the ORR. It will take just 30-40 minutes to travel from Hitech city to these areas.

“The new government must take the initiative to construct the grid roads and parallel roads to ORR. This will enable the developers to do the projects in those areas and decongest West Hyderabad. Also, the connecting roads between the ORR and the proposed Regional Ring Road (RRR) must be a priority,” the CREDAI vice president said. “For the futuristic development of the city, the government must take up flood control measures, and construct more drainages and sewage treatment plants (STPs). Instead of pointing out the previous government’s mistakes, the new government shall focus on developing infrastructure and creating an investor-friendly environment in the State,” he advised.
